The TIQ Glasshouse forms the residential element of The International Quarter of the Stratford City development that includes the Westfield shopping centre and Olympic Village. The project comprises 30 and 17 storey residential blocks with penthouses at the upper levels. Walsh provided diagnostic and value engineering services to the project. We were able to achieve a cost effective and well-implemented concrete frame solution on a highly compromised piece of land. Our main challenge was the ground conditions. The site is on an area of formed land with spoil and contaminated fill left over from the Channel Tunnel Rail Link Stratford Box construction. Additional constraints came in the form of limitations on piling techniques, and nearby Network Rail assets linking the Olympic Park with the wider network. Our engineers used Building Information Modelling (BIM) software to demonstrate potential solutions to our client. This directly illustrated the benefits of our proposed approach. The results included a 40% saving in concrete volume, for example. We were also able to offer planning support from the TIQ project design stages right through to the completion of construction.
